What we manage

We manage building projects of every size, from a small additional build on a family home to very large developments of houses, offices and apartment blocks. Leon has run 29 projects in South Africa, the UK, Ireland and the DRC. Whatever the size, you get the same care with the contract, the budget, safety and quality, scaled to what your project actually needs.

Small builds

Extensions, additions, renovations

Small builds are often the most personal projects, because they are your home or your business. A room addition, an extra storey or a granny flat still needs a sound budget, a fair contract and someone checking the work before the builder is paid. Leon brings the same discipline he uses on large sites, but keeps it light, with fewer meetings, short reports and site visits timed to the stages that matter.

Typical work

  • Room additions
  • Second storey additions
  • Granny flats
  • Kitchen and house renovations
  • Small shop and office alterations

Mid-size projects

Fit-outs, offices, apartments, schools

Mid-size projects bring a full consultant team, a tender and often a JBCC contract. That is where a project manager and principal agent earn their keep, by holding the programme, the cost and the contractor together. Leon refurbished Irish Life Office Block 1 in Dublin on a live campus and handled safety, environment and quality on Arden Court, 82 apartments in London. The same approach suits offices, shops, restaurants, schools and estates here.

Typical work

  • Office refurbishments such as Irish Life Office Block 1, Dublin
  • Apartment blocks such as Arden Court, London
  • Retail and restaurant fit-outs
  • School buildings
  • Residential estates

Large developments

Hospitals, compounds, heritage buildings

Large developments run for many months or years, with several contractors, phases and approvals at once. Leon was project manager and principal agent on Luano City Developments in the DRC, a secure compound of 76 houses, offices, a warehouse and apartment blocks. He has also worked in live hospitals such as St Vincent's in Dublin and on the Grade II* listed Cardington Airship Hangar. On these jobs, planning, reporting and control matter most.

Typical work

  • Luano City Developments, DRC
  • St Vincent's University Hospital, Dublin
  • Cardington Airship Hangar, UK
  • Hospital and laboratory projects
  • Large residential compounds

Straight answers

Do you take on small jobs?

Yes. A single room addition or a small renovation is welcome. Small jobs often go wrong for the same reasons as big ones, such as unclear prices or builders paid too early, so a little expert help goes a long way. Leon scales his involvement to suit the job.

How is a very large project run?

Leon sets up a clear structure from the start: a detailed programme in MS Project, a coordinated consultant team, a formal contract and regular reports on cost, time, risk and safety. Each phase has its own targets and checks. This is how he ran Luano City Developments in the DRC.

When should I appoint a principal agent?

Before the building contract is signed, and ideally while the tender is being prepared. Under a JBCC contract the principal agent has to be named, and many decisions depend on them. Appointing early means the contract is set up correctly and you are protected from the first day on site.
