Fit-out and refurbishment project management in the Western Cape

We manage fit-outs and refurbishments of offices, hospitals, shops, restaurants and hotels, including work in buildings that stay open while the job is done. Leon plans the phases, oversees structural changes and makes sure building systems work at handover. We work for owners and tenants across the Helderberg, Somerset West, Stellenbosch, Strand, Gordon's Bay, along the coast to Rooi-Els and Hermanus, Cape Town and wider.

What it covers

Fitting out or refurbishing a building is often harder than building new. Walls hide surprises, staff and customers are still using the space, and the electrical, air conditioning and fire systems have to keep running. Leon has spent years on this kind of work. He refurbished 7,149 m2 of Irish Life Office Block 1 in Dublin on a live campus, and worked on theatres, wards and critical care at St Vincent's University Hospital while patients were being treated next door.

The key is planning the work in phases so that one area is finished and handed back before the next is closed off. Leon agrees those phases with you, sets rules for noise, dust and access, and checks structural alterations against the engineer's design. Before handover he makes sure the building systems and BMS are commissioned and tested. He has also worked on listed buildings, including the Grade II* Cardington Airship Hangar, where the old fabric had to be protected.

Who it is for

Business owners and tenants

Companies moving into or upgrading a space get a fit-out that is planned around their move-in date.

Healthcare and education

Hospitals, clinics and schools get work phased so that patients, pupils and staff stay safe and services keep running.

Hospitality and retail

Restaurants, hotels and shops get a programme that keeps closed days to a minimum.

How it works

01

Survey

Leon looks at the existing building, its systems and how it is used day to day.

02

Phasing plan

We agree which areas close when, and how access, noise and dust will be controlled.

03

Delivery

He manages the contractor through each phase, checking structural work and services as they go in.

04

Commissioning

Systems and the BMS are tested, snags are cleared and each area is handed back ready to use.

Small to large

A small fit-out might be one shop unit or a single office floor, finished in a few weeks. A medium refurbishment covers several floors or a whole building, often with people still working inside. Large projects, like hospital wards or a full office campus, need careful phasing over months, with live services kept running. Leon has worked at each of these sizes and plans the job to suit.

Questions about fit-out and refurbishment

Can you refurbish a building while we keep using it?

Yes, this is much of what Leon does. The work is split into phases so only part of the building is closed at a time. Access routes, noise, dust and safety are planned for each phase, so staff, patients or customers can carry on around the work.

Do you manage hospital and clinic work?

Yes. Leon has worked in live hospitals, including theatres, wards and critical care at St Vincent's University Hospital and laboratories at Beaumont Hospital in Dublin. He is also involved in work at Tygerberg Hospital in the Western Cape. Infection control, access and keeping services running all form part of the plan.

What is BMS commissioning?

A BMS, or building management system, controls things like air conditioning, ventilation and lighting. Commissioning means testing that everything has been installed correctly and works together as designed. Leon makes sure this is done properly before handover, so you do not inherit faults once the contractor has left site.

Can you work on a listed or heritage building?

Yes. Older and protected buildings need extra care so original features are not damaged. Leon worked on the Cardington Airship Hangar in the UK, a Grade II* listed structure built in 1916. He plans alterations with the right specialists and keeps changes within what the approvals allow.
