Building project manager in the Helderberg

Bastille is a construction project management and principal agent practice, and the Helderberg is our home base. Leon van Eeden leads every project himself. Across the Helderberg basin, including Somerset West, Strand, Gordon's Bay, Sir Lowry's Pass village, Firgrove and Macassar, we manage building work for owners of every size, from a small home extension or renovation right up to a large commercial or residential development.

Building in the Helderberg

Planning authority: City of Cape Town.

The Helderberg basin covers a wide mix of places within a short drive. There are mountain-side suburbs and estates, beachfront towns, farmland and smallholdings around Firgrove, and growing communities in Macassar and Sir Lowry's Pass village. That means the work is varied too: new houses and second storeys, small shops and business premises, community buildings, farm sheds and workshops, and larger housing schemes. Because we are based here, Leon can be on site quickly, attend meetings without long travel and keep a close eye on progress, which helps keep jobs moving and problems small.

Conditions change a lot across the basin. Coastal sites deal with salt air and strong summer wind, mountain plots can be steep and rocky, and some areas near the vleis and rivers have soft or wet ground. Smallholdings may need their own water, septic or power solutions. Whatever the site, we start with a clear brief and budget, bring in the right consultants, and choose a contractor suited to the size of the job. Then we run the programme, control the cost and check quality until handover, with plain reports at every step.

  • Home extensions and second storeys
  • Smallholding and farm buildings around Firgrove
  • Community and church hall upgrades

  • Workshops and light industrial units
  • Larger residential and mixed-use developments

What we plan for

Varied ground conditions

Sites range from rocky slopes to soft ground near rivers, so Leon gets the right engineering advice for each plot.

Services on smallholdings

Some rural plots need their own water, drainage or power, so we confirm services before the design is finalised.

Plan approval timing

Municipal approval can take time, so we submit complete, well-checked drawings and build the wait into the programme.

Questions about building in the Helderberg

Which municipality covers building plans in the Helderberg?

The Helderberg basin, including Somerset West, Strand, Gordon's Bay, Sir Lowry's Pass village, Firgrove and Macassar, falls under the City of Cape Town. Building plans are submitted to the City. We help prepare a complete submission so it moves through the process as smoothly as possible.

Why use a project manager who is based in the Helderberg?

Being local means Leon can visit the site often, respond quickly when something comes up and attend meetings without long travel. He also knows the kinds of ground, weather and access issues that are common across the basin.

How does Bastille work on very different sizes of project?

We scale the process to the job. A small extension gets a clear scope, a tracked budget and regular site visits. A large development gets full project management and principal agent services, including tendering, consultant coordination, payment certificates and formal handover.
