Building project manager on the False Bay coast
Bastille is a construction project management and principal agent practice led by Leon van Eeden and based in the Helderberg. Along the False Bay side of the Peninsula, including Muizenberg, Fish Hoek and Simon's Town, we manage building projects for homeowners, landlords and developers. Jobs range from a small extension or seafront flat repair to a new house, a guesthouse refurbishment or a large residential development.
Building in False Bay coast
Planning authority: City of Cape Town.
The False Bay coast is a string of seaside towns squeezed between the mountains and the water. Many buildings are old, from early twentieth century seaside villas and cottages to mid-century flats, and some streets in Muizenberg and Simon's Town have strong historic character. Renovating these buildings often turns up old construction methods, tired services and alterations from years past. Leon is used to working on old and listed buildings, so we plan careful surveys, allow for surprises in the budget and agree the right way to repair before work begins.
Space is the other big factor here. Many plots are narrow or cut into steep slopes above the main road, with limited parking and no room for a large site camp. The main coastal road and railway can make deliveries and road closures difficult to arrange. Salt spray and strong winter storms take a toll on paint, steel and timber, especially on seafront buildings. We pick out these issues during planning, agree delivery and storage plans with the contractor, and choose materials and coatings that will last in a constantly salty, windy setting.
What we manage here
Builds of every size, from a single addition to a full development.
- Seaside villa and cottage restorations
- Seafront flat repairs and waterproofing
- Extensions on narrow or steep plots
- Guesthouse and holiday let refurbishments
- Window, door and balcony replacements
- Small residential infill developments
What we plan for
Old building fabric
Historic seaside buildings can hide old methods and decay, so we survey properly and allow for surprises.
Tight, steep plots
Limited space and parking above the coastal road mean deliveries and storage are planned in detail.
Storm and salt damage
Seafront buildings face constant salt and winter storms, so materials and coatings are chosen for the exposure.

Questions about building in False Bay coast
Which municipality approves plans on the False Bay coast?
Muizenberg, Fish Hoek, Simon's Town and the rest of the False Bay side of the Peninsula fall under the City of Cape Town. Plans are submitted to the City. Older buildings in historic areas may also need heritage input, which we help plan for.
Can you renovate an old seaside house in Muizenberg or Simon's Town?
Yes. We manage renovations and restorations of older buildings, working with the architect and engineer to understand the existing structure. Leon has experience on listed and heritage buildings, so repairing old fabric with care is a normal part of our work.
How do you handle different sizes of project along False Bay?
A small repair or extension gets a simple scope, a tracked budget and regular site checks. A larger build or development gets full project management, with tendering, a formal contract, programme control and Leon acting as principal agent for the owner.
